Morningside Minimal has a unique set of constraints in that it is located in a flood plain in the in-town Atlanta neighborhood of Morningside.  This project is a renovation of an existing 1,600 square foot, 2-story shack built on the edge of the wooded flood plain.  The views are spectacular for an in-town lot because the flood plain runs to the south and east of property which prohibits any new construction in that area.   

 

The new home will be a 2,560 square foot 3-story home.  The first floor is a open plan kitchen, dining and living room with a built-in screen porch on the front and a wrap around loggia on the back.  The second floor has the master suite and a guest suite with an additional bath.  The third floor has two bedrooms and a shared bath.
